Multi split systems

Multi split air conditioning in London

A multi split runs two or more indoor units from a single outdoor unit, so you can cool several rooms with only one box outside. That suits London well, where rear walls are small, neighbours are close and permitted development only allows one heat pump on most houses and on a whole block of flats.

The space

Which rooms need cooling?

Pick all that apply.

You need this when

  • You want two to five rooms cooled or heated
  • You only have space or permission for one outdoor unit
  • Your house is a terrace or semi where permitted development allows one unit
  • You want each room controlled separately

Why multi splits suit London houses

Under the permitted development rules for heat pumps, a terraced or semi detached house can have only one outdoor unit, and a detached house two. A block of flats gets one in total. If you want to cool three bedrooms in a Fulham terrace with separate split systems, you would need three outdoor units, which would mean a planning application and a crowded back wall. A multi split solves that with one outdoor unit serving all three rooms. Remember that the unit must also be used for heating, not only cooling, to fall under those rules. The full list is on the Planning Portal.

How many rooms can one outdoor unit run?

Each outdoor unit has a maximum number of indoor units and a maximum total capacity, set by the manufacturer. Domestic multi splits commonly serve two to five rooms. The outdoor unit is sized for the realistic peak load of the house, which is usually less than the sum of every room at full power, because the sun does not hit every room at once.

There is a trade off. If the outdoor unit fails, every room on it loses cooling. And a multi split with one tiny room and one big room can run less efficiently than two well matched single splits. We explain the options plainly at the survey.

Planning the pipe runs

Every indoor unit needs its own pair of refrigerant pipes, a cable and a condensate drain back to the outdoor unit. In a London terrace these usually run:

  • through the loft and down an internal wall
  • under floorboards to the rear of the house
  • in neat covers down the rear wall

If you are refurbishing, it is far easier to run pipes before plastering and floors go down. We can first fix the pipework early and come back to hang the units at the end.

Mixing indoor unit styles

With most multi split ranges, you can mix wall units in bedrooms with a ceiling cassette in a kitchen or a hidden ducted unit in a living room, all on the same outdoor unit, as long as the manufacturer allows that combination. Each room has its own remote or app control, so a home office can cool during the day while bedrooms are only cooled at night.

Where the outdoor unit goes

Because one outdoor unit serves the whole system, its position matters more than on a single split. It is larger than a single room unit, so it needs space, airflow and a spot that passes the noise calculation at every neighbouring window. On a London terrace that is usually the flat roof of a rear extension, set at least 1 metre back from the edge, or a low position at the end of the garden. On a semi, the side passage often works if there is room to service it.

What affects the price

A multi split costs more than a single split but often less than several separate systems. The main drivers are the number of rooms, the total capacity, pipe lengths and routes, whether pipes are hidden in walls, and access for the outdoor unit. The price is confirmed after a survey.

How the job runs

  1. We size each room separately and check the pipe route from each indoor unit back to one outdoor position.

  2. We choose an outdoor unit that can serve the total load and agree the indoor unit style for each room.

  3. Pipes for every room are run and tested, often before decorating, so they can be hidden in walls or voids.

  4. Indoor units are fitted, the system is commissioned and each room's controls are set up and explained.

Questions

Multi split systems: what people ask

Ask us
Is a multi split better than separate split systems?

It is better when outdoor space or planning limits you to one unit. Separate splits can be more efficient and resilient, because a fault only affects one room.

Can each room be set to a different temperature?

Yes. Each indoor unit has its own control, but all rooms on one outdoor unit normally have to be in the same mode, heating or cooling, at the same time.

Does a multi split need planning permission?

One outdoor unit on a house can be permitted development if it also heats and meets the size, siting and noise limits. Flats, listed buildings and some conservation area positions need permission.

Can I add another room later?

Only if the outdoor unit has a spare connection and enough capacity. If you think you will want more rooms later, say so at the survey.
